Framingham Wood Flooring is a hardwood flooring company serving Framingham, MA and the surrounding towns, with more than 20 years of experience sanding, finishing, repairing and installing wood floors. We work in the houses that make up this area: mid-century ranches and capes, slab ranches with heat in the concrete, older homes with pine and oak, condos, townhouses and rental properties.
We are floor people first. Most of what we do comes down to looking closely at a floor before touching it, and telling the owner honestly what it needs, even when the honest answer is the smaller job. A tired floor that only needs a screen and recoat gets a screen and recoat, and a floor with too little wood left for another sanding is not sanded just because that was the job on the work order.
That way of working comes from years of seeing how floors age after the crew has gone home. Finishes that looked perfect on the last day and peeled a month later, new boards that cupped because they went down too early, and stains that turned blotchy on maple all taught the same lesson: the slow checks at the start are what make the floor last.
Our Approach

Every job starts with the house, not the product. Before sanding, we check the build year and any painted surfaces, because Massachusetts runs its own lead-safe renovation rules for homes built before 1978. Before recommending wood for a basement, we measure it against the NWFA below-grade guidelines, walkouts included.
On a slab ranch with radiant heat, we choose an engineered or floating floor made for that assembly rather than forcing solid oak where it cannot hold. On engineered floors, we measure the wear layer before promising a sanding.
The same care goes into the details. Oak found under old carpet is cleaned of pad, staples and tack-strip holes before it is sanded. Orange, yellowed oak is taken to a new tone only after color samples are tested on the floor itself.
Leaks are traced and the boards dried and read with a moisture meter before anything is replaced, and water-damaged floors are documented room by room for the adjuster.
Finishes are chosen to meet the Massachusetts VOC limits for wood coatings. Stairs are priced by the tread and riser so the estimate is clear, and landlords get their floors turned around between tenants, ahead of the city’s rental inspection.
What We Do
We refinish and restain hardwood floors, screen and recoat worn finishes, repair damaged boards and water-damaged floors, install solid, engineered and wide plank hardwood, rebuild and refinish stairs, and replace carpet with wood. If your floors need attention, request a free estimate and we will come look at them, explain what we find, and give you a written price.
